Built to keep: Nijkerk structures the technical management of its Amsterdam portfolio

Nijkerk Ontwikkeling Maatschappij is taking a next step in the professionalisation of its technical property management. The Amsterdam-based investor and developer is bringing the technical management and ticketing of its office portfolio together in a single platform, creating one operational foundation for the buildings it develops, acquires and holds for the long term.

Nijkerk Ontwikkeling Maatschappij has built a substantial commercial real estate portfolio over the past decade, today comprising 15 office buildings across the Amsterdam region. The company both develops new buildings for its own portfolio and acquires existing assets, and runs its management, finance and commercial activities entirely in-house. It is a model built on long-term ownership rather than short-term turnover.

When you build to keep, the work starts at completion

For an owner-developer with a long-term strategy, a building is never finished at handover. The day a project is delivered is the day a decades-long responsibility begins: warranty periods to track, compliance obligations to meet, installations to maintain and a maintenance plan to follow through the years. Holding for the long term raises the bar for technical management, which is what protects the quality and value of the portfolio over time.

That ambition asks for more than spreadsheets and scattered tools. It calls for structure at the level of the individual building, combined with a clear overview of the portfolio as a whole.

One in-house team, one technical foundation

By rolling out Proprli across its portfolio, Nijkerk is giving its in-house team a single place to manage technical activities end to end. Compliance obligations, warranty periods, multi-year maintenance planning, fault reports and ticketing, and the process of requesting quotes and issuing assignments to suppliers all come together in one consistent way of working, while the team keeps full control at building level.

The result is sharper oversight across the portfolio and a more consistent technical standard across every asset, from newly developed buildings to recently acquired ones.

Coen Fortuyn, Commercial Director at Nijkerk Ontwikkeling Maatschappij, explains: "We develop and acquire with the long term in mind. A building we deliver today is one we expect to own and operate for years to come. That shapes how we think about technical management. We wanted one place where compliance, warranties, maintenance planning and day-to-day issues come together, so our team can manage the portfolio with the same care we put into creating it."

Technical management as a long-term discipline

For Nijkerk, technical management is not a supporting task but part of how it safeguards what it builds and owns. By organising data, processes and people around each individual building, the company holds its entire portfolio to one standard, and keeps raising it as that portfolio grows.

That is what a long-term strategy asks for: a technical foundation as durable as the buildings it supports, in the region Nijkerk knows best: Amsterdam.
