The first teams now run their building compliance on AI in Proprli

After an extensive beta, in which its AI agents were tested across every facet of building compliance, Proprli is taking that technology live. The agents now run on an institutional real estate portfolio, reading, understanding and filing compliance documents and keeping each building’s status up to date automatically, as part of day-to-day management.

The first to put it to work is Schroders Capital, whose Dutch real estate portfolio led the way. And the setting is telling: three property managers, Square Four, Lister Real Estate and Savills, manage that portfolio together in one shared Proprli environment. One owner, several specialist teams, and a single AI system keeping compliance up to date across all of it, precisely where reliable AI proves its worth.

"What matters to us is knowing our buildings are compliant and that nothing critical is being missed," says Quincy Jamaerh, Asset Manager at Schroders Capital. "Having that stay current automatically, across every team managing the portfolio, gives us exactly that."

Why compliance is where AI has to prove itself

AI is one of the most talked-about topics in real estate right now, and rightly so. The real opportunity, and the real challenge, is turning that potential into something that genuinely moves the needle for the people using it. Compliance is a powerful place to start, because it is unforgiving: a certificate is either valid or it is not, an inspection is either logged or it is missed, and the risk ultimately sits with the owner. It is exactly the kind of work where AI has to be genuinely reliable to add value.

It is also one of the heaviest administrative parts of property management, long done by hand. The agents read each document, understand what it is, connect it to the right building and keep the whole compliance picture live, learning as they go. For the teams managing the portfolio, that means far less time spent reconstructing where a building stands, and more room to focus on the work that moves their business forward.

"For me, the real power of AI isn't just automation, it's the quality, scale and certainty it brings. With Proprli, we spend less time on administration and more on strategic property management. That makes our work more efficient, and more valuable for Schroders Capital," says Twan de Goeij, Technical Manager at Lister Real Estate.

Technology in service of the people who do the work

For Proprli, the go-live is a defining moment, and a deliberate one. The company sees AI not as a way to replace the people in property management, but to give them their time back.

"AI is a key pillar in our strategy," says Boudewijn Groot, CEO and co-founder at Proprli. "Not because it's the thing to do, but because it makes our partners and clients measurably better at what they do. It takes the repetitive work off their plate, so they can spend their time on what really matters: excellent service to tenants and owners. That is the part you don't automate away. In modern property management, the personal touch makes the difference, and AI is the driver behind it, not the replacement for it."

A foundation, not a feature

Built into the core of the platform, the same AI opens the door to much more, from automatically handling service desk tickets to answering, in an instant, how any building in a portfolio is really doing.

And this first go-live is only the start. A growing number of clients are already in beta, with more set to go live in the near future, including across international portfolios. Compliance is where the technology proves itself first. From there, it scales, both in what it can do and in how far it reaches.
